PROPERTY MANAGERS: PROPERTY UPKEEP TIPS
Attention Property Managers, are you tired of struggling with constant property upkeep…spending hours you don’t have fixing cracks, leaks, stains, hauling trash or maintaining restrooms? If you’re one of these property managers, you constantly deal with the daily stresses that come with the title. While some of these issues are not as daunting, by implementing some of the effective maintenance strategies we suggest below, you may just have more time in your day to address other matters that might be a lot more pleasant!
TECHNOLOGY IS NOT THE ENEMY
Every property has its own unique needs and upkeep, which can make it difficult to keep track of all the things that need to be done. Rather than sticking to old fashioned pen and paper or trying to make your own tracking spreadsheet try one of several apps available, like Apofolio or Rentec Direct. These programs are specifically designed for property managers, featuring valuable tools that allow you to schedule maintenance for individual properties, keep track of vacancies, record finances, create an online tenant portal, and more.
CHOOSE YOUR TENANTS WISELY
In our experience, we can’t stress enough the importance of selecting your tenants wisely. Difficult tenants are those that not only have payment issues, but they also may not respect their surroundings, which can cause continual maintenance headaches.
STAY ON TOP OF YOUR PARKING LOT
Whether you manage a commercial business or apartment complexes, in most cases you will have to deal with parking lot maintenance management. A well-maintained parking lot can last you for years and years without stress or issues. That being said, the moment you slack on regular upkeep, you’ll start to not only see but feel the affects. Cracked asphalt, parking lot puddles, and potholes are some of the issues you can avoid with regular parking lot sweeping and maintenance.
KEEP TREES HEALTHY AND TRIMMED
Landscaping ain’t cheap! Keeping landscaping manicured and maintained often fall under the property management job description. Not only does greenery provide a nice aesthetic for your tenants, but healthy, well cared for trees also pose fewer risks to your property. If not maintained properly, trees can pose a lot of problems for your property. Tree limbs can fall and damage a roof or car, they can mess with power lines, or can block the entrances and exits to your parking lot. It is not just the limbs you have to worry about either, tree roots can damage asphalt surfaces and walkways and pose tripping hazards.
THE CLIENT KNOWS BEST
Client engagement is so important to maintaining good relationships with your tenants…but, you know that already. While some landlords and/or property managers are located off-site and tenants view them as inaccessible, which they may not mind day to day, however almost every tenant will want you to be hands on when THEY”RE experiencing an issue or need your assistance. Make sure you establish an open line of communication your tenants. It’s important that they are aware you’re easy to reach and give them plenty of ways to contact you; online, via phone, email, or in person.
DON’T PROCRASTINATE
Last but not least. It may seem so obvious and it’s something we’ve been told since we were young…don’t procrastinate! Don’t let that stain on that sidewalk wait until next week, don’t wait until next month to look for a parking lot service to sweep your property as debris builds up quickly. Address problems as they occur and avoid a mountain of chaos in the future.
